How Are Real Estate Agents
April 17, 2018
Let’s face it, selling a home is one of the most stressful experiences in life. You’re constantly asking yourself questions like, am I getting the best price? What if I can’t find a buyer? How long is this process going to take? These questions keep you up at night but there’s a solution right? Aren’t real estate agents supposed to help mitigate all these problems?
According to the National Association of Realtors, 87% of sellers use a real estate agent to help navigate the home selling process. But, after speaking to people who recently sold their homes, it was rare to find anyone who felt their agent had done everything in their power to get the highest price.
Let’s be clear, agents won’t sell your house out of the goodness of their hearts. For them, it’s a numbers game. The quicker they can sell your home, the more homes they can sell in a year. And, the more homes they can sell, the more they’ll earn. This is because agents are compensated by a traditional commission model which is typically 5–6% of your home’s sales price.
I’m not disparaging agents. I believe agents are extremely hard working and try to do their best to help homeowners. That said, what if I told you that the majority of an agent’s day isn’t spent selling your home. Let’s look at what a typical day in the life of a real estate agent is like:
8:00am — 9:00am: Cold outreach to prospective clients trying to get leads.
9:00am — 12:00pm: Meeting prospective clients trying to close new listings.
12:00pm — 1:00pm: Meeting with past clients trying to get referrals.
1:00pm — 4:00pm: Showing homes and hosting open houses.
4:00pm — 5:00pm: Preparing marketing material.
6:00pm — 8:00pm: Attending networking events.
As you can see, most of the agent’s time isn’t spent trying to do what’s best for you. Being a real estate agent is a lot like being a politician, they are always focused on the next campaign, or in this case, their next listing.
At Felix, we believe the number one priority is aligning our interest with yours. This starts with giving you a fair and accurate value for your home based on a third party valuation.
After our valuation, we’ll offer to pay you up to 2% of your home’s value just to list with us. You get to keep this payment no matter what. This allows us to have ‘skin in the game’ ensuring our incentives are aligned. In addition, our agent’s number one goal will be to find multiple buyers for your home. Why multiple buyers? Because that’s the best way to ensure you get the highest possible price.
In addition to your dedicated agent, Felix will provide you with a team of experts that will work with you throughout every step of the process. At Felix, we want your dedicated agent’s full focus to be set on selling your home for the highest price.
But what happens if Felix can’t find a buyer? Don’t worry, we’ve got that covered too! If we can’t find a buyer in 90-days, we’ll purchase your home ourselves so that you can move on with your life.
