Felix is the only 0% commission real estate brokerage that pays you to list your home. If we can’t sell it in 90-days, we’ll buy it ourselves giving you the certainty of a sale.
Ready to sell your home? Not so fast. Before you put it on the market, follow these 10 easy tips to make sure you’ll get the highest price!
1.) Spring cleaning has never been so important
Is your house a mess? Remember, first impressions are everything. Cleaning up your house, de-cluttering, vacuuming, and dusting have never been so important. So, bust out that vacuum and duster or better yet, hire a cleaning service with the payment you received for listing with Felix!
2.) Kitchens sell homes
Kitchen looking a little outdated? Don’t worry, there’s no need for new countertops or cabinets. Instead, take on a few simple DIY projects such as changing out the cabinet fixtures, or faucets and giving the cabinets a fresh coat of stain or paint.
3.) Brighten up the house!
No one wants to live in a cave. So what should you do if your home isn’t naturally bright? Try repainting the walls to a nice, bright neutral color. Open up all of the window blinds to let in as much natural light as possible, and switch out any incandescent lightbulbs for new LEDs.
4.) Please…make sure your house smells good
You want perspective buyers to remember your house, but not because it smells bad. So please, don’t be the worst smelling house in the neighborhood. Light a candle, use Febreze, or put a bouquet of dried lavender in a vase and place it around your house.
5.) Hide any personal items such as family photos
Maybe consider hiding that embarrassing photo of Uncle Vinny in the living room. Potential buyers want to envision themselves living in your home. It’s also a great excuse to remove the kids’ “artwork” from the fridge.
6.) Make your home come alive with beautiful flowers and plants
In addition to brightening up your home, adding fresh flowers and plants are great ways to make your home feel more inviting! Plus, flowers smell great so any lingering odors will be a thing of the past.
7.) There’s never been a better time to do minor repairs.
Time to take on simple projects like re-caulking your bathtub or shower, tightening those loose doorknobs, and fixing that leaky faucet. Trust me, you’ll see your hard work pay off in the sales price.
8.) Make your bathroom the selling point!
Who wouldn’t want their bathroom to feel like a spa? Make your bathroom the highlight of the house by stacking a few pretty washcloths tied with ribbon, adding some scented candles and buying bathmats and towels in coordinating colors.
9.) Tell your kids to make their beds.
You don’t want to overlook this step. Each room in your home should look pristine so clean up the toys, make the beds and make sure the closets are tidy.
10.) Boost the curb appeal.
The way your house looks on the outside is just as important. So, mow the lawn, pickup the fallen leaves, and fill in any bald spots in your lawn.
